Commerce City is divided at 96th Avenue, and the division is physical rather than administrative: the Rocky Mountain Arsenal, nearly twenty-seven square miles of it, sits between the two halves.
South of 96th and west of the Arsenal, a house is most likely from between 1946 and the 1960s. North of 96th, and east of the Arsenal along Tower Road, a house is almost certainly from 1999 or later. The northern subdivisions only began in 1999, by which time the southern neighborhoods had been fully built out for decades.
Census puts the median home at 2004, which reflects how much of the city’s growth landed in the north. One postal note: the 80216 area, along the industrial belt in the south, carries a Denver postal name by default.
Start in the south end. The Derby Downtown District, around 72nd Place and Monaco St, is the city’s historic downtown. It began as a railroad town, though most standing buildings date from the 1950s to the 1970s. Homes, shops, parks and churches share its blocks, and some 1950s googie signage and architecture survives.
The wider Derby area next to that district, along with the old Irondale plats, is unincorporated Adams County rather than city land. Inside the city, Adams Heights, off Colorado Blvd, is almost all single-family homes, most of them from the 1950s. Rose Hill, near Holly St, has houses from several decades plus small apartment buildings, and part of it lies outside the city line.
Heavy industry and the refinery fill the Brighton Blvd industrial belt in the southwest. DICK’S Sporting Goods Park, a soccer stadium with a 24-field community complex, sits on Victory Way. The wildlife refuge on the former Rocky Mountain Arsenal lies just east of these older neighborhoods, next to the city rather than in it.
North of 96th Ave the city turns new. Eagle Creek came first, in the late 1990s and 2000s, and Fronterra Village followed in the 2000s, both with townhomes among the houses. Reunion fills the ground between Chambers Rd and E-470 from 96th to 112th Ave, built from 2002 into the 2020s. Turnberry, Potomac Farms and North Range Village, around 105th to 111th Ave, are single-family streets from the 2000s and 2010s.
Belle Creek, off Belle Creek Blvd, is a new urbanist mix of houses, townhomes and apartments. Its addresses read Henderson 80640, yet it sits inside Commerce City. The Villages at Buffalo Run circle Buffalo Run Golf Course between about 112th and 120th Ave. East along Tower Rd, Second Creek Farm dates from 2005 on, and Buffalo Highlands is mostly 2020s construction.
For appliances, that geography decides a lot. In the south end, machines go into houses built around the middle of the last century. North and east, most homes are still on their first or second set.
Call while the appliance is failing rather than after it has stopped. Watch for cooling that drifts, a cycle taking twice as long as it used to, or a burner that lights on the third try. These are the cheapest repairs and the ones most likely to close on the first visit. For any refrigerator running warm, call sooner, because a compressor working against a failing seal tends to take itself out.
For a new appliance, call before it is delivered. A short conversation about what is behind the old unit saves a return trip, and occasionally saves you from buying something that will not fit the space.
