Highlands Ranch was built from open ranchland starting in 1981, and almost everything here went up in the decades since. That makes it unusual in the metro: whole neighborhoods share a build year, and their appliances tend to age together. The first homes went up near South Broadway in 1981. By 1991 the community had passed seventeen thousand residents, and most of what stands today was built through the 1990s and 2000s. Backcountry, along the edge of the eight-thousand-acre wilderness area, came later, and Central Park has added homes since 2017.
Because streets were developed in batches, they were also fitted out in batches. A neighborhood built in 1998 received the same appliances at the same time, and those machines reach the end of their service life together. We see the same model fail across several houses within a season more often here than anywhere else in the metro. The one historic exception is the Highlands Ranch Mansion, built between 1891 and 1904, which predates the community around it by most of a century.
Highlands Ranch is a planned community rather than a city, run by Douglas County, the Metro District and the HRCA. Residents sort it into four areas named for the HRCA rec centers, and each area holds its own named subdivisions. A subdivision name tells you roughly when the house went up and which generation of machines sits in its kitchen.
Northridge is the original core, south of County Line Road between Broadway and Colorado Boulevard. It filled in mostly from the mid-1980s into the early 1990s, as did Timberline Ridge with its two-story and multi-level homes. Eastridge runs south of C-470 and east of Colorado Boulevard toward Lone Tree, mixing single-family streets with townhomes and condos. On the east side, Gleneagles Village is a gated 55+ community of ranch and patio homes backing onto a golf course.
Westridge stretches west of Broadway toward Chatfield State Park and was built mostly through the 1990s and 2000s. Highwoods, opened in 1995 near Chatfield, is a gated enclave of custom estates on large lots. The Highlands Ranch Golf Club homes line West Town Center Drive, and Weatherstone adds larger homes with three-car garages. In the northwest, Central Park has homes from 2017 onward east of Lucent Boulevard, beside apartments and the hospital.
Southridge holds Town Center and a cluster of named subdivisions. Indigo Hill sits at Broadway and Wildcat Reserve Parkway, while Lantern Hill and Kentley Hills lie north of Firelight. Firelight itself is about fifteen hundred homes from the early 2000s, and Finisterra at Firelight adds larger stucco and stone houses to its west. The Hearth sits east of Firelight, near the Southridge Rec Center and Daniel’s Gate Park.
Backcountry, opened in 2007 beside the Backcountry Wilderness Area, is a gated community of custom and semi-custom homes on ridgetop lots. Stonebury, a small neighborhood from the early 2000s, sits across from it. Wildcat Ridge, along Wildcat Reserve Parkway, often carries a Lone Tree mailing address but lies inside Highlands Ranch.
Inside the house, that history shows. Northridge and Timberline Ridge kitchens are typically on their second or third set of machines, while Firelight and The Hearth are now retiring the ones the builders put in. Gated custom pockets such as Falcon Hills, Highwoods and Backcountry lean toward built-in refrigeration and wall ovens that stay in their cabinetry.
Call while the appliance is failing rather than after it has stopped. Watch for cooling that drifts, a cycle taking twice as long as it used to, or a burner that lights on the third try. These are the cheapest repairs and the ones most likely to close on the first visit. For any refrigerator running warm, call sooner: a compressor working against a failing seal tends to take itself out.
