Longmont has two historic residential districts, and the difference between them is the clearest piece of local history still visible in its housing. The East Side holds smaller Victorian houses from the nineteenth century. The West Side holds larger early twentieth century houses on larger lots.
The split dates to the sugar factory that opened in 1903, when wealthier families began moving west across Main Street, and the housing stock still shows it more than a century later.
Around those districts the city is largely modern, with census putting the median home at 1990. Two hospitals operate here, Longmont United and Longs Peak, which opened in 2017; they are separate institutions rather than one renamed.
Main Street splits the old town in two. The Historic Eastside, roughly between Longs Peak Ave, Collyer St, 4th Ave and Emery St, holds Queen Anne and Italianate houses on small lots. The Historic Westside reaches toward Terry St and Grant St, with Foursquares and Edwardian homes on larger ground.
The first ring went up in the 1960s and 1970s. Longmont Estates, west of Hover St around 17th to 21st Ave, is all single-family from that era. Southmoor Park, just west of Main St on the south side, and Lanyon Park, north of downtown and east of Main, date from the same decades. Hover Acres followed near Hover St and 17th Ave into the early 1980s.
Growth then swung south and southwest. Rainbow Ridge near Sunset St and Clover Creek near Airport Rd and Hover St are 1990s single-family streets. Prospect New Town, on the southern edge, began in the mid-1990s as a walkable plan with front porches and garages on alleys.
Along Airport Rd the newer layers stack up: Renaissance from the late 1990s on, Clover Basin through the 2000s and 2010s, and Somerset Meadows mostly in the 2010s. Mill Village, east of Pace St, mixes houses, paired homes and apartments. Quail Ridge and Blue Vista near south Main St are 2000s and 2010s, and Sandstone Vistas by Sandstone Ranch is newer still.
Some names on the map cross the city line. Fox Hill, around its golf club near Pace St and 3rd Ave, is only partly inside Longmont, and its original plat lies in unincorporated Boulder County. Niwot and parts of Gunbarrel use Longmont mailing addresses, and Hygiene sits close by. All three are unincorporated Boulder County next door, not the city.
For appliances, the age map matters more than the ZIP code. A 1970s house in Longmont Estates and a 2010s one in Somerset Meadows fail in different ways. A Victorian kitchen on the Historic Eastside raises a third set of questions, and our technicians plan each visit around which of the three it is.
Call while the appliance is failing rather than after it has stopped. Watch for cooling that drifts, a cycle taking twice as long as it used to, or a burner that lights on the third try. These are the cheapest repairs and the ones most likely to close on the first visit. For any refrigerator running warm, call sooner, because a compressor working against a failing seal tends to take itself out.
