Boulder, Colorado was founded in 1858 and incorporated in 1871, and it began restricting its own expansion early. The Blue Line in 1959 cut off water service above a set elevation. The open space tax followed in 1967, the comprehensive plan in 1970, the building height limit in 1972 and the Danish Plan in 1976.
Those decisions shaped the housing stock more than anything else about the city. There is very little new construction inside Boulder, and a great deal of housing built between 1900 and 1970. Mapleton Hill, Whittier and University Hill hold Victorian and Craftsman houses, and all four of the city’s historic districts sit in that older core. The kitchens inside them have typically been renovated two or three times while the walls stayed where they were.
Around that core the eras are legible: Martin Acres is largely 1950s, Table Mesa dates mostly from the 1960s, and Newlands mixes early 1900s and mid-century homes. The eastern edge and the city’s part of Gunbarrel are later. There is also a large rental component, because close to a third of the population is of university age, and rental appliances get harder use than owner-occupied ones.
Boulder reads best by direction. The oldest houses sit in the middle, and the neighborhoods generally get younger toward the edges. That order explains a lot about the kitchens and laundry rooms inside.
Mapleton Hill runs west of downtown and north of Pearl Street, a historic district of Victorian and Craftsman homes under mature maples. Whittier, just northeast of downtown, mixes older single-family houses with small condos. Goss Grove fills the blocks between downtown and the university with older homes and rentals. University Hill, directly west of campus, dates largely from the early 1900s and carries a large share of student housing.
South of the Hill, the Chautauqua cottages sit at the foot of the Flatirons and go back to 1898. University Place, near Chautauqua Park between Baseline Road and 16th Street, holds bungalows and other early 20th century homes. In this part of town the house is almost always far older than anything plugged into it.
Newlands, around Broadway and Evergreen Avenue, mixes homes from about 1915 with mid-century pockets, and many have been rebuilt. Wonderland Hill puts single-family homes and townhomes on hillside lots near Wonderland Lake. Dakota Ridge, between Lee Hill Drive and Broadway, went up from the mid-1990s into the 2000s.
South Boulder is the mid-century belt. Martin Acres, at Table Mesa Drive and Martin Drive, packs compact ranch homes from the mid-1950s and 1960s. Table Mesa followed in the 1960s with ranches, bi-levels and two-stories. Devils Thumb and Shanahan Ridge added two-story homes and tri-levels through the 1970s and into the 1980s.
Farther east, Frasier Meadows between Baseline Road and Inca Parkway is mostly 1960s ranch and tri-level homes. Keewaydin, often called Keewaydin Meadows, sits at Baseline Road and Manhattan Drive and is mostly ranch homes built from the late 1950s on. Many kitchens across this belt have been redone inside the same original footprint.
Gunbarrel North, off Lookout Road, is an annexed piece of the Gunbarrel area with two-story homes from the 1990s. Most of Gunbarrel lies outside the city in unincorporated Boulder County. A house here and one on Mapleton Hill can hold the same refrigerator, yet the wiring, venting and cabinet space around it differ by nearly a century.
Call while the appliance is failing rather than after it has stopped. Watch for cooling that drifts, a cycle taking twice as long as it used to, or a burner that lights on the third try. These are the cheapest repairs and the ones most likely to close on the first visit. For any refrigerator running warm, call sooner, because a compressor working against a failing seal tends to take itself out.
For a new appliance, call before it is delivered. In an older Boulder kitchen the question is often whether a current model will fit at all, and a short conversation saves both a return trip and an unnecessary purchase.
