Superior is a city of the 1990s. Census records put the median home at 1997, and roughly nine in ten homes here were built in 1990 or later. Housing from before 1980 amounts to under five percent of the stock.
The Marshall Fire in December 2021 destroyed 378 homes in Superior, about seven and a half percent of the city’s housing, concentrated in Sagamore, Original Town and Rock Creek Ranch. Rebuilding has been substantial: county records show well over three hundred homes completed, with most of that work finishing across 2023 and 2024.
Superior sits at the northwest edge of the Denver Metro Area we cover, and the result is a town with two distinct appliance populations. Most of Superior runs equipment installed through the 1990s and 2000s and replaced once or twice since. The rebuilt streets run equipment that is two or three years old.
Coal Creek is the easiest way to read the town. North of the creek sits Original Town, the old coal-town grid of 1st through 8th Avenue crossed by William, Charles, Maple and Douglas. Its wood-frame houses went up mostly between 1900 and 1950 on narrow lots of about 50 by 140 feet. Many have been rebuilt since 2023, so older houses and brand-new ones now share the same blocks.
West of Original Town the streets get newer in small steps. Kupfner Subdivision dates from a 2002 replat, and Coal Creek Crossing followed along the creek in 2012. Sagamore, on the northwest edge, was laid out in the 1990s on small lots with attached garages, and most of its homes have been rebuilt since 2023. On the east edge of Original Town, Rogers Farm is the newest single-family plat in town.
South of the creek, almost everything belongs to Rock Creek Ranch, the master-planned community that runs toward Highway 128 and US 36. Its filings were approved between 1990 and 2003, so its core is a 1990s neighborhood. It holds roughly 2,300 single-family homes and about 2,000 multifamily units. Waterford and Lantern’s Lane sit inside it, and the 70-acre Community Park and two rec centers with pools serve it.
Much of the attached housing sits in Rock Creek Ranch, in the south and southeast. Saddlebrooke condominiums on Spaulding Circle and the Bell Flatirons apartments along Rock Creek Parkway were laid out in the mid 1990s. Summit at Rock Creek followed in the late 1990s, and The Ridge on High Plains Drive adds more attached homes. Calmante, near Coalton Drive, added single-family homes in 2002 and a second phase in 2016.
East of Original Town, toward McCaslin Boulevard, Downtown Superior has been filling in since 2014 with apartments, townhomes, offices and shops. Superior Marketplace holds the corner of McCaslin and US 36. The FlatIron Crossing mall, just across US 36, is in Broomfield rather than Superior.
Read as an appliance map, the pattern is simple. Rock Creek Ranch homes are on their second or third set of machines. The older Original Town houses carry older wiring and connections. The rebuilt streets, Rogers Farm and Downtown Superior are still on their first.
Call while the appliance is failing rather than after it has stopped. Watch for cooling that drifts, a cycle taking twice as long as it used to, or a burner that lights on the third try. These are the cheapest repairs and the ones most likely to close on the first visit. For any refrigerator running warm, call sooner, because a compressor working against a failing seal tends to take itself out.
For a new appliance, call before it is delivered. A short conversation about what is behind the old unit saves a return trip, and occasionally saves you from buying something that will not fit the space.
