How Arvada Grew, East to West
Arvada gets newer as you drive west. Its first big wave of homes filled the blocks between West 52nd and West 64th Avenue, from Sheridan over to Kipling. In those census tracts the typical house dates from the late 1950s or early 1960s, and up to four in five homes were built before 1960.
West of Indiana Street the picture flips, because that side was built between 1985 and 2013. Averaged across the whole city, Census puts the median home at 1979, roughly halfway between the two halves.
A note on addresses: more than half of the 80007 ZIP lies outside Arvada city limits, in unincorporated Jefferson County, even though its mail reads Arvada. For booking that makes no difference, since we cover both sides of the line.
Arvada Neighborhoods, From Olde Town to Candelas
Arvada grew outward from Olde Town, the 1870 town site around Grandview Avenue and Olde Wadsworth Boulevard. Its historic blocks still hold older houses, with newer infill near the G Line station. Just east, Stocke-Walter is an early 20th-century district whose two subdivisions were platted in 1904 and 1920.
Moving north and west, the 1960s take over. Allendale, near Kipling Street and Ralston Road, is mostly ranches, split-levels and bi-levels, plus three-story townhouses in the SaBell development. Scenic Heights, near West 64th Avenue and Wadsworth Boulevard, mixes 1960s houses with 1970s contemporary designs.
Much of the north-central and northeast part of the city dates from the 1970s. Clubcrest sits beside Indian Tree Golf Club and Two Ponds National Wildlife Refuge. Lake Arbor, about a thousand homes around its lake and golf course, was established in 1971, and Pomona followed in the early 1970s. Meadowglen, between Pomona Lake and West 88th Avenue, filled in from the mid-1970s into the early 1980s.
Ralston Valley, in the west-central part of the city, is mostly large houses from the 1980s and 1990s. In north Arvada, Landing at Standley Lake went up from the late 1980s into the mid-1990s, though the lake itself lies in Westminster. The Village of Five Parks, a walkable new-urbanist community around West 86th Parkway, is mostly 2000s. Whisper Creek followed just north of it in the 2010s.
The west side is still filling in. West Woods Ranch grew up near West Woods Golf Club through the 1990s and early 2000s, and Spring Mesa added larger houses on bigger lots from the mid-2000s. Leyden Rock went up mostly in the 2010s, Candelas has been building since the early 2010s, and Trailstone opened in 2024. Geos runs on solar and heat pumps, with no natural gas service at all.
For the machines inside, that spread means very different visits within a short drive. Olde Town and Stocke-Walter kitchens often hide older gas and water connections behind newer appliances. The 1970s neighborhoods are on their third or fourth round of machines, while the west side is only now replacing its first builder packages.
