The dividing line is Kipling Street, and it runs opposite to what neighboring cities would lead you to expect. East of Kipling the census tracts show median build years from 1956 to 1962, with up to four fifths of the housing predating 1960. West of Kipling the same measure lands in the early 1970s.
The old center of town is also changing. Lutheran Hospital stood at 38th and Wadsworth from 1905 until August 2024, when it moved to a new campus at Clear Creek Crossing, and the hundred-acre site it left behind is now slated for redevelopment.
On the west side, Applewood Villages runs from West 29th to West 38th Avenue between Youngfield and Simms Streets. It is former orchard land, with split-levels and brick ranches from the 1940s through the 1990s, some across the road from small farms and stables. Applewood Village Shopping Center on Youngfield anchors it. This is the Wheat Ridge side of Applewood, and much of what people call Applewood farther west and south is unincorporated Jefferson County.
Fruitdale fills the northwest between I-70 and Clear Creek, on old orchard and carnation-farm land, with Wheat Ridge Historic Park inside it. Its houses are mostly from the 1940s to the 1960s. Anderson Park, an established residential area, takes the north side between the city line and Clear Creek.
The middle of the city runs between Kipling Street and Wadsworth Boulevard. North of 38th Avenue, Bel Aire holds brick ranches and split-levels from the decade after World War II. South of it, the Lutheran / Crown Hill area takes in the Lutheran Legacy Campus, the old hospital site the city is now redeveloping.
Just west of Kipling, between 26th and 32nd Avenue, Paramount Heights sits on the rise above Crown Hill Lake. Its mid-century modern houses and ranches stand on lots of about a third of an acre. The houses carry a Lakewood ZIP, 80215, yet the neighborhood is inside Wheat Ridge.
East of Wadsworth, Leppla Manor runs from 44th Avenue north toward I-76 on established streets, many from around the 1950s. Panorama Park covers the southeast from 26th to 38th Avenue out to Sheridan Boulevard. Its postwar houses surround a park built in the early 1950s, the oldest in the city. The W 38th Avenue corridor ties the center and east side together as the main street.
For the machines inside, the map reads mostly mid-century. Kitchens in Fruitdale, Bel Aire, Leppla Manor and Panorama Park were laid out for smaller appliances than today’s. Paramount Heights and Applewood Villages run a little later. Either way, the connections behind the appliance are usually older than the appliance itself.
Call while the appliance is failing rather than after it has stopped. Watch for cooling that drifts, a cycle taking twice as long as it used to, or a burner that lights on the third try. These are the cheapest repairs and the ones most likely to close on the first visit. For any refrigerator running warm, call sooner, because a compressor working against a failing seal tends to take itself out.
