The northeast corner holds some of the city’s oldest plats. Two Creeks runs from Colfax Avenue down to 6th Avenue between Sheridan and Wadsworth, and its first subdivision was platted in 1889. Most of its houses are postwar ranches and bungalows on old farm and orchard parcels, with newer townhomes mixed in. Edgewood, north of Colfax beside Edgewater, adds farmhouses and a few Tudor and Spanish revival houses.
Farther west along Colfax, Eiber and Morse Park are mostly 1950s ranches. Eiber sits on large lots, and Morse Park still has former farmhouses with their outbuildings. Applewood Valley, between Simms and Eldridge, is the Lakewood slice of Applewood, and even there some addresses are county land. The rest of Applewood is unincorporated county or Wheat Ridge, and Applewood Knolls near 32nd Avenue straddles the Wheat Ridge line.
The middle of the city mixes eras. Belmar, about 22 blocks of apartments, condos and townhomes over shops, opened in 2004 on the old Villa Italia mall site. Around it, Belmar Park, Bonvue and North Alameda are mostly postwar houses, many of them brick ranches. South Alameda adds newer condos and three-story townhouses.
South of Alameda the city gets younger. Kendrick Lake, Glennon Heights and Carmody are largely 1960s and 1970s houses with many split-levels and tri-levels, while Westgate runs into the 1980s and Bear Creek into the 1990s. In the southeast, Lasley mixes 1950s brick ranches with 1970s split-levels, and Jefferson Gardens, farther north, sits on the Denver line. Many of Thraemoor’s houses near Yale Avenue date from the early 1970s.
The west side climbs Green Mountain, where the first residents moved in in 1964 and a cluster of custom mid-century modern houses sits among the ranches. Union Square mixes houses, condos and apartments near Union Boulevard. Solterra, south of Alameda Parkway and east of C-470, has been building since 2005. Beyond it, Rooney Valley is split between Lakewood and Morrison, and Red Rocks Ranch belongs to Morrison.
For appliances, the age of the street matters more than the ZIP code. In the postwar north, kitchens and laundries have been redone inside houses whose valves, gas lines and circuits are far older than the machines. The split-level south is on its third or fourth set of appliances, Solterra is reaching its first replacements, and Green Mountain’s custom houses add built-in refrigeration.
Call while the appliance is failing rather than after it has stopped. Watch for cooling that drifts, a cycle taking twice as long as it used to, or a burner that lights on the third try. These are the cheapest repairs and the ones most likely to close on the first visit. For any refrigerator running warm, call sooner, because a compressor working against a failing seal tends to take itself out.
For a new appliance, call before it is delivered. A short conversation about what is behind the old unit saves a return trip, and occasionally saves you from buying something that will not fit the space.
